I get the cars and his life insurance. She gets the house and Brennan. No legal way around either if something were to happen.

I mean. I doubt seriously she would throw me out by any means Lol she and I get along fine. But I legally have zero rights to this house. I can't even legally file an insurance claim on it FOR him. All has to go through him.

When it comes to home ownership he's lazy AF and that's all there is to it. His truck? Pristine. Trailer? Papers and repairs handled immediately.
This house is falling the fuck apart. And its stuff I'm just not handy enough to handle. Won't spend the money. Won't do it himself.

Yeah, at the very least he needs to take her off the mortgage/title. That's just silly to leave it like that when he's clearly moved on, lol.

If you guys buy the reno house... Live in the trailer until the renos are done. I have lived through two renos, my marriage would not stand through a third. It is very very very hard to live in a house when renos are being done and it is even harder to do renos in a house full of children. My recommendation would be to buy the reno house and live in it as is until the kids are out of their destructive phase and then move into the trailer while you do the work
